Start with the decision
You have a RM500,000 loan and want to know whether an extra RM500 a month is manageable. First calculate the regular payment; then compare the extra-payment scenario. Check your monthly budget before committing the additional amount.
Baseline: RM500,000, 30 years, 4%
At a constant 4% nominal annual rate, the scheduled payment is about RM2,387.08 a month. In month one, interest is RM1,666.67 and the regular principal payment is RM720.41. The start date changes schedule labels, not the interest convention.
Compare one change at a time
Adding RM500 makes the initial monthly cash outflow about RM2,887.08. This model applies the extra amount to principal. Compare total interest and the schedule with the baseline, then save both plans. The final instalment can differ; use the lender’s statement for settlement amounts.
Stress-test a higher rate
Keep RM500,000 and 30 years unchanged and try 5%. The scheduled monthly payment becomes about RM2,684.11. The approximately RM297.03 difference is a budget sensitivity example, not a prediction that rates will rise.
What to verify with your lender
The payment formula is P × i × (1+i)^N / ((1+i)^N − 1), with monthly rate i and N instalments. This calculator assumes a constant rate and monthly interest. Fees, insurance, daily interest, lock-in charges and lender-specific treatment of overpayments are excluded. Confirm whether extra payments reduce principal and whether withdrawal or early-settlement fees apply.
